Area Manager, Building Services
Position Purpose:

Building Services & Energy Solutions (BSES) is responsible for the management of store buildings, none-merchandising assets and energy, providing The Home Depot with a competitive edge in the home improvement industry by ensuring our customers and associates have a safe, welcoming environment to shop and work.
The Area Manager, Building Services is the primary liaison between the Building Services & Energy Solutions Department, our vendors and The Home Depot stores. This role is responsible for ensuring that The Home Depot stores and in-store equipment are maintained to highest standards through regular touch points with stores and vendors, performing store inspections within their region of responsibility as needed, and working closely with other team members to execute on short and long-term Building Services projects within the stores.
Position Responsibilities:

• Work with other departments, US Real Estate Team, and local municipalities to coordinate work and ensure projects meet all maintenance, legislative and safety requirements
• On a recurring basis, have regularly scheduled calls with store leadership to discuss seasonal areas of focus, provide updates and take feedback on vendor and Building Services’ service levels
• Perform store inspections as needed on locations within the Area Manager’s designated region
• Partner with service providers to ensure an adequate level of service that is in alignment with contractual obligations and agreed-upon scope of work
• In addition to colleagues within Building Services, maintain a high degree of communication with Store Managers, District Managers, District Operations Managers, vendors and occasionally with RVP and other internal Store Support Centre departments
• Building Services focuses on resolving the root cause of issues. The Area Manager is responsible for working with vendors to develop an appropriate scope of work and obtaining the relevant quote, including in the case of major repairs or one-off capital projects.
• Project management for maintenance, major repair and capital projects
• Utilize The Home Depot’s work order management system to follow up on priority and ageing work orders, review quotes submitted by vendors and ensure scope of work is thorough and adequate
• Provide technical support to the Vendor & Expense Manager during RFI or RFP processes including defining the scope of work and assessing the quality of vendor responses
• Attend District meetings or District Operations meetings to showcase Building Services’ programs while training store leadership on processes and scopes of work
• Utilize work order surveys to follow up on store concerns and enhance service levels
• Manage warranty items for all new projects and attend final walk with respective contractor/Architect, where required.
• Responsible for ensuring the appropriate resolution of after hour’s service calls from stores, including dispatch assistance and vendor follow up (as required). Manage emergency response events such as storms, power outages, fires, security system failures, etc.
• Required to travel within Canada

Knowledge/Experience Required:

• Must meet minimum time-in-position (1 year) and performance management code requirements (V2- Valued Associate, Well Positioned)
• 5+ years work experience in the same or similar field
• Minimum 2 years of Project Management experience
• Degree/Certification in related field of study, such as facility management or operations management is preferred
• Knowledge of construction practices, fire protection procedures, building codes, provincial and municipal building regulations
• Knowledge of and experience in retail operations experience is preferred
• Knowledge of basic maintenance principals and facility management required
• Understanding of HVAC, electrical and building operations
• Must be highly organized and able to prioritize
